- Global & Local Sourcing: Identifying, vetting, and pre-qualifying material suppliers and subcontractors.
- Market Intelligence: Tracking commodity prices (steel, concrete, copper) to time purchases and hedge inflation risks.
- Subcontractor Onboarding: Negotiating scope, pricing, payment terms, and performance bonds for specialized trades.
- Logistics & Material Tracking: Managing supply chain timelines to align with the master construction schedule (Just-In-Time delivery).
- Quantity Surveying (QS): Conducting detailed take-offs, preparing Bills of Quantities (BoQ), and auditing work in progress.
- Cost Control & Forecasting: Delivering monthly Cost Value Reconciliations (CVRs) and Forecasts at Completion (FAC).
- Valuations & Cash Flow: Reviewing subcontractor payment applications and issuing progress payment certificates.
- Change Order Management: Assessing, negotiating, and tracking variations, deviations, and extra-work claims.
- Contractual Compliance: Monitoring KPIs, insurance validity, warranties, and parent company guarantees.
- Extension of Time (EOT) Claims: Performing forensic delay analysis to substantiate or defend against timeline extension claims.
- Dispute Avoidance: Actively managing conflicts via early warning mechanisms before they escalate to formal litigation.
- Final Account Agreement: Negotiating and settling final accounts with clients, vendors, and subcontractors.
